On the 30th of October 2005, IPS hosted a highly successful South African Property Market Review in the exquisite Chelsea Grand Hall, in London.

The event was a complete sell-out; all 200 tickets were sold prior to the event, with at least 20 more people arriving at the door without a ticket! It was without doubt the calibre of the two keynote speakers that drew the crowds: Ian Fife (property editor of the Financial Mail) gave a property market overview, and Andy McPherson (managing partner of strb Buchanan Boyes Smith Tabata) talked about more specific opportunities available in the market today.

The Talks

Ian believes that the South African property market is in a unique situation as a result of apartheid, isolation and South Africa’s generally troubled past. According to Ian, the political and economic uncertainty that plagued the country up until the first democratic elections in 1994 was largely responsible for a 30 year state of decline in the property market, leaving South Africa’s building costs, rents and property prices amongst the lowest in the world. The economic “boom and bust” scenarios that were prevalent before 1994 have now been replaced with ten consecutive years of strong GDP growth, which is fostering record levels of consumer and investor confidence. Ian also highlighted the emerging black middle class and the 2010 Fifa World Cup as two factors that will have a significant impact on South African property.

Andy's talk focused on investigating opportunities in the emerging black middle class, the buy-to-let market and inner city re-development, commercial property, property funds, and fractional ownership.

Ian & Andy's talks were complimented by short presentations from:
  • IPS on raising finance, managing risk and maximising growth
  • Tax Etc. on taxation issues surrounding the purchase, sale and letting of residential property, both in SA and the UK
  • Sable Wealth on maximising non-domiciled tax and structuring investments efficiently
  • SGM-FX on the state of the Rand and the forecast for the next 12 months
