Introduction
This report details an exceptional residential development opportunity in the newly rejuvenated
Muizemberg, in Cape Town. The property is a new build development, with only 23 stand-alone units.
The developer bought the land from Bellandia and thus this development is part of a gated community,
ensuring security.
The highlights of this particular development are that the developer has tried to differentiate
themselves from the other developments by offering superior design criteria, at what is still a
very affordable price. An example of this is the granite top finishes and the splash pools afforded
to each unit.
The other highlights are the spectacular views of the mountains as can be seen from the photographs,
and the fact that there is easy access to Sunrise beach with boardwalks from the development to the
beach.
General Overview
Muizenberg has been touted by Andrew Golding as a suburb to
watch, and is now one of the hottest property areas in Cape Town. The site has convenient
access to the M5, to Baden Powell Drive and to other main routes, and is within walking distance
of Sunrise beach.
It is basically the only place in Cape Town left where you can buy property near the beach for
less than R1 million. And to make it better these are free standing units with gardens, not
apartments.
A similar development by Fair Cape (also in Muizenberg) sold out within half-an-hour of the
launch a month or so ago. IPS tried unsuccessfully to secure units in that development, as we
were told that the only option was to be present at the launch with a deposit cheque in hand. On this
latest development, and only after much persuasion, we have managed to secure 10 units pre-launch
for our overseas clients. To purchase a unit, you will need to sign the Offer to Purchase and
be able to prove a 10% deposit payment.

There are three types of free standing houses:
- 2 bedroom (79m2), option for garage and loft (smaller stand)
- 2 bedroom (80m2), option for garage and loft (bigger stand)
- 3 bedroom (95m2), option for garage

Prices
The prices are still to be confirmed but will range from R750,000 to R895,000 and are very well
priced per square metre for Cape Town.
10% of the land price will secure, i.e. approximately R33,000.
The development is plot and plan and therefore a deposit for the land will be required. This
will transfer in January with construction over the following eight months. The cashflow has been
structured to make it more affordable to the investor compared to putting down a straight 10% deposit

After asking the rental agents in the area, the current rentals are:
